At St Mary Le Strand Place in 1856 before Old Kent Road is numbered. In the early 20th century it was renamed the Prince of Windsor - I imagine this renaming took place on the outbreak of World War One. More recently it has been again renamed and is now the Breffni Arms (2008). ** The address is listed as 888 Old Kent Road by 1938. *+

John Wates, 21.1.1799 C. Erith - 17.10.1868 at 7 Queen Street, Milton (69).
Bronchitis. William Wates present at his death. Buried at St. Georges
Ch.1819 he married Mary Elizabeth Annie Dennis (1.11.1800 Sheerness -
19.8.1872 R. Gravesend (72). Her father Thomas Dennis formerly of Blenden,
Bexley, Kent. Buried at St. Georges Church) at Highfield Church, Ifield,
Kent. 11 Children who all reached maturity, which speaks well for their
parents. The Family Bible lists the many places where the children were
christened, so they did not have a settled life, he may have been improving
his position. Her father Thomas Dennis d. 27.1.1824 leaving his wife Sarah a
life interest in his property, then it was to go to his daughter Mary. He
owned a lease of the Public House, Prince of Saxe Coburg, 886 Old Kent Road,
which had good stabling, kitchen and flower gardens, a bowling green and
other amenities, so was considered a valuable property. *
Mrs. Sarah Dennis 2nd marriage was to Leonard Hooper of Deptford, Labourer,
so apparently let her daughter and son-in-law have the public house in 1839.
John borrowed money to equip the Inn, taking a legal bond out on 7.5.1839
"the second year of Victoria", to borrow �250 from Mrs. or Miss, Aunt Ann
Gibbs, who was probably an elderly resident at the Inn and possibly a
relative; also �800 on Mary's Life Insurance for �1,200 - he probably
borrowed money from Mary Coute, who may have been a relative. But the
business was soon in difficulties. On 21.3.1842 John was made a bankrupt at
Garraway's Coffee House, Change Alley, Cornhill - it was said "John smashed
through the Bank, going crash". Reference was made in court to John and Mary
Elizabeth and their 8 children (the two oldest may have left home before
that date), the youngest was born at Washington Place, Peckham on 9.11.1842,
so they had already left the Inn and John was a barman, not a licensed
victualler. As the lease of the Inn only had 31 years to run, it was not easy
to sell, and was finally sold on 21.3.1852. The family established
themselves at The Roebuck
Tavern, 7 Queen Street, Gravesend before 1861, John describing himself
as Victualer "Tap", at Thomas' wedding as "gentleman" and on Aunt Gibbs
bond, as Yeoman. *
